Douglas Elliman has just listed a luxury SoHo penthouse for a whopping $32 million, which when executed will become a record-breaking sale.

The recently renovated, 7,200-square-foot 383 West Broadway penthouse loft boasts having “illumination” throughout the unit with copious amounts of lighting, as well as windows and skylights which complement its 16- to 22-foot ceilings. The open floor plan makes the penthouse look noticeably vast with its airy living room alone measuring 65 x 40 feet.

The former warehouse-turned-penthouse enjoys a rather impressive media room with Dolby 10.1 surround sound, as well as a state-of-the-art kitchen, a huge second-floor bedroom suite, a steam room, a downstairs gym, office, and a 4,200-square-foot terrace that will give its future residents a 360-degree view featuring the Empire State Building and the Freedom Tower—as they lounge on what looks to be rather comfy furniture (which we aren’t sure is included in the sale).

When sold, the $32-million, four-bedroom, five-bathroom penthouse co-op will squash the previous record for a downtown co-op sale. That record is currently being held by designer Elie Tahari who sold his 141 Prince Street co-op to computer giant Ted Waitt for $27.5 million in 2005 and set the previous record.

Elliman is calling the listed penthouse, which is owned by sculptor Charles Ross, “collector-quality real estate.” Ross had teamed up with photographer Damien Berger and bought the rights to the building’s roof in 2011 so that they could make additional renovations up there. They added an outdoor kitchen, covered patio, and even some fake grass to create a perfect sanctuary amidst the chaos of the city—which will absolutely be a great selling point.
